Find the right house. Pay the right price.

Derrick Krueger, Real Estate Advisor. Denver and the Front Range.

The first step

It starts with a conversation.

A conversation about what you are after, what it takes in this market, and which neighborhoods actually fit.

The details and the numbers come after. The first call is just about what you are looking for.

Reading a property

First impressions are the least reliable part.

What matters is how value builds over time. Some homes are ready as they are. Others need work first, and it helps to know which is which before you offer.

Derrick looks at the layout, the condition, the location, and what is possible. He has owned and managed property himself, so he knows what actually living with a house is like.

After the call

A short questionnaire narrows the search.

Condition is a real question rather than a formality: move-in ready, needs some updates, or a full project. That one answer changes the entire list of houses.

When the right one turns up

Some offers are won on terms, not just price.

Derrick writes the offer around what the seller actually needs: the close date, the inspection scope, the certainty of the financing behind it.

When a house draws multiple offers, the cleanest one is often the one that wins. And he will say so when walking away is the better call.

How the search runs

Before the first showing

  • Buyer questionnaire
  • Lender introduction
  • Price range and timeline
  • Neighborhood shortlist

The search

  • Private exclusive access
  • Showings
  • Property evaluation

Offer to keys

  • Market analysis
  • Negotiation and closing
  • Transaction management
  • Post-close support

Compass

Some houses are seen before they are listed.

Private Exclusives move inside the brokerage before they ever reach the MLS. Because Derrick already knows exactly what you are looking for, he knows which ones are worth bringing you.

What comes back is a shorter list. Program terms are set by Compass and subject to change.
