Most sellers can see what their house needs before it goes to market: fresh paint, refinished floors, a yard brought back into shape.

The hard part is paying for it, since the money goes out months before anything comes back from the sale. Compass Concierge was built to solve that problem.

Concierge fronts the cost of getting the house ready.

You and Derrick decide together which projects will actually matter to buyers, the work is completed before the listing goes live, and the cost is repaid out of the sale proceeds at closing. There is no interest and there are no fees. You pay back what was spent and nothing more.

Not every sale needs it, and plenty of sellers go to market without it. Concierge makes sense when the house needs real work before it can sell for what it should.

Agents surveyed by the National Association of Realtors say a staged home tends to bring higher offers and to spend fewer days on the market.

Fresh paint, finished floors, and a yard in good shape tend to work in the same direction. None of this is a guarantee. The right projects depend on the house, its condition, and the buyer it should be presented to.

The program has its own terms, not every project is eligible, and approval depends on the scope of work and the property itself. The terms are set by Compass and subject to change. One thing to know going in: if the listing ends without a sale, the balance still comes due.

The house looks its best the day it lists, and you are not paying for that work out of pocket while it sells.
