The housing
What to expect in the area.
The west and north sides are bungalows and Tudors from the 1920s and 1930s. The south side along 17th is largely new, built where the old St. Anthony hospital campus was redeveloped, so those blocks are townhomes and modern single family from the last ten years.

The streets
What it is like to live there.
Everything happens around the loop path at the water. The mountain view across the lake is why one street costs more than the next, and Edgewater sits along the west side with its own little commercial strip.
At market
What to know before you buy.
Buyers here ask two things first: how close the path is, and whether the mountains are actually visible from the house. On the east side the conversation is usually the HOA and what is still going up next door.
